What You Need To Know About Party Walls

A party wall is a dividing wall or partition between two buildings or lands. It is owned by both owners of the two buildings. These walls are categorized mainly into two types according to party wall act. A common wall in a building owned by both the owners and situated on the lands of both owners is termed as type one wall. The second type of party wall is also called party fence as it separates different owners wholly and is situated on one owners land and it is not a part of the building.

The party wall act is important to clarify the disputes among different owners who share a common wall or fence. The rules are straightforward, but should be followed precisely. If an owner is intending to carry out the wall construction, then it must be informed to other owner regarding the work that is to be carried out and notify them of their rights.
